Landlord Information

1. Reference Checks

All prospective tenants are subjected to a thorough reference check to ensure they will be able to meet the rental payments and will maintain and care for the property. There employment is confirmed, previous landlord and banking records. Most importantly, our ffice is a member of the TRA (Trading Reference Australia ) Database which is used Australiawide by other real estate agents and financial institutions like banks. This database has a list of prospective tenants with a bad history so that the owner knows exactly who they are leasing their property to.

2. Rental Payments

Rental payments are carefully monitored. Rental Arrears are chased up daily by our property management staff to ensure the best possible security for the landlords rental payments.

3. Vacancies

Our goal is to re-let all vacant properties as soon as possible so that loss of rent to the landlord can be minimised. We advertise our vacant properties on the internet, in the newspaper, in our office and with signboards on the premises. We also have a database of propspective tenants which is constantly being updated.

4. Repairs and Maintenance

All repairs and maintenance matters are carefully monitored to ensure that the cause is fair wear and tear rather than carelessness or neglect. Where necessary quotations are obtained. We always confirm with the landlord the cost of the repair so that they know what is getting done to their property and how much it is going to cost them.

5. Internal Inspection Report

A thorough internal/external inspection of your property is conducted when the tenant first moves in and then once per year and we provide you with a written report of the condition of the premises. We inspect the property when the tenant vacates and release the bonds only if the condition is satisfactory as when the tenant moved in.

6. Local Research

Our continual market research ensures your investment income is being maximised through our knowledge of current market trends. We know that real estate is a secure means of investment in your future, and we offer our services to help you build your investment portfolio using our proven experience. If we believe that a property is not getting the rental income it should be, you will be advised.

7. Keys

A duplicate key to all properties is retained by our office for emergency access.

8. Disputes With Tenants

Disputes between landlords and tenants are not uncommon, but if handled with professionalism and diplomacy, most can be solved expediently.

Most disputes arise over rent increases, repairs and rental bond matters. Initially of course, the property manager acts as negotiator in discussions between the landlord and tenant. If all avenues are exhausted, and the parties have not been able to agree, it may be necessary to apply for a tribunal hearing through the consumer, trader and tenancies tribunal. The Tribunal is an independent third party which will hear the dispute and make a decision on the matter.

9. Representation At Tribunal

If a dispute needs to go as far as the Tribunal, one of our experienced property managers will attend the Tribunal hearing on your behalf to represent you.

10. Hassle Free Property Management

We can take care of all your payments so that all you need to do is receive a statement at the end of every month. We can withdraw from your rental income money to pay your water rates, strata rates, council rates and any other things you are required to pay. We can either post you your rent in the form of a cheque, deposit it directly into your bank account or even deposit it direct to your loan account. We are always ready to serve you.
